Property type matching (30% weighting)

Type match is de belangrijkste factor:

• Perfect match: Lead searches "Apartment" → Property is "Apartment" = 30 points
• Partial match: Lead searches "House OR Apartment" → Property is "Apartment" = 20 points
• No match: Lead searches "House" → Property is "Land" = 0 points

Location matching (25% weighting)

Geographic proximity and preferred areas:

• Exact area match: Lead prefers "Eixample, Barcelona" → Property in "Eixample" = 25 points
• City match: Lead prefers "Barcelona" → Property in "Barcelona" (other district) = 15 points
• Radius match: Lead accepts "within 10km" → Property 7km away = 10 points
• Region match: Lead prefers "Catalonia" → Property in region = 5 points

Price range matching (20% weighting)

Price compatibility with lead budget:

• Perfect fit: Property price within lead's min-max range = 20 points
• Slightly above: Property 5-10% above max budget = 10 points
• Slightly below: Property < min budget but in area = 5 points
• Too expensive: Property > 20% above budget = 0 points

Size matching (15% weighting)

• Bedroom match: Lead wants "3 bedrooms" → Property has 3 = 8 points
• Bathroom match: Lead wants "2 bathrooms" → Property has 2 = 4 points
• Area match: Property m² within desired range = 3 points

Features matching (10% weighting)

Specific amenities and features:

• Lead wants "Pool" → Property has pool = +2 points
• Lead wants "Parking" → Property has garage = +2 points
• Lead wants "Terrace" → Property has terrace = +1 point
• Multiple feature matches = cumulative points (max 10)

Score range and meaning

Match scores are calculated on a scale of 0-100:

• 90-100 (Excellent match): Perfect match on all criteria - highly recommend
• 75-89 (Good match): Matches on most criteria - worth showing
• 60-74 (Fair match): Partial match - consider showing if limited options
• 40-59 (Poor match): Weak match - only show if buyer flexible
• 0-39 (No match): niet suitable - don't recommend

When you create or open a new lead:

1. Tesoro analyzes lead criteria automatically
2. 'Suggested Properties' tab shows top matches
3. Properties sorted by match score (highest first)
4. Click on property → view details + match breakdown
5. Add property to deal with one click

Deal-based matching

For existing deals you can use matching:

1. Open deal detail page
2. Click 'Find Matching Properties'
3. AI scans 1085+ properties for best matches
4. Results show match score + compatibility details

Reverse matching (lead suggestions)

For a property you can find matching leads:

1. Open property detail
2. Click 'Suggest Deals'

• Select multiple leads (checkbox)
• Click 'Batch Match Properties'

• Complete lead data: Fill in all lead preferences (type, location, budget, bedrooms, features)
• Accurate property data: Ensure properties have complete information
• Update regelmatig: Update lead preferences as they change

• Define price ranges: Give realistic min/max budget

Feedback loop (learning algorithm)

Tesoro's AI learns from your actions:
