How to Add Properties to Tesoro CRM

1. Click on "Properties" in the main menu on the left

2. Or use the shortcut Ctrl + P (Windows) or Cmd + P (Mac)

3. You now see the property overview with all existing listings

Dashboard statistics: At the top you see total properties, available properties, and properties sold this month.

1. Look for the green button "+ New Property" in the top right

2. Click this button to open the property form

3. The form opens with different tabs for different information types

Form structure:

• Basic Info: Address, type, price, status
• Details: Rooms, surface area, features
• Media: Photos, videos, documents
• Description: Property descriptions in all languages
• Contacts: Owner and interested parties

Required field: Address is essential for every property.

Filling in:

1. Type the full address in the "Address" field
2. Tesoro's Mapbox integration automatically suggests addresses
3. Select the correct address from suggestions
4. Postal code and coordinates are automatically filled in
5. The property appears directly on the map

Tips:

• Use full address including house number
• For land without number: use street name + postal code
• Check the map view for correct location
• You can manually move the marker if needed

Available types:

• Apartment: Flats, studios, penthouses
• House: Single-family homes, villas, townhouses
• Villa: Luxury detached homes
• Land: Building plots, agricultural land
• Commercial: Offices, shops, business premises

Why important: The property type determines which additional fields are available and how the property is displayed in search results.

Tip: Choose the most specific type that applies. A penthouse should be "Apartment" with specification in the description.

Price configuration:

1. Enter the asking price (numbers only)
2. Select currency (EUR default for European market)
3. Choose frequency: Purchase (one-time), Monthly, Yearly

Frequency usage:

• Purchase: Purchase price for sale properties
• Monthly: Monthly rental price
• Yearly: Annual rental price (especially commercial real estate)

Best practice:

• For rental: use monthly price (common market standard)
• For sale: leave frequency empty or select "Purchase"
• You can adjust the price later (history is tracked)

Status options:

• Active: Available for sale/rent (default)
• Inactive: Temporarily unavailable
• Sold: Sold
• Rented: Rented
• Draft: In preparation (niet visible on portals)

When to use which status:

• New property without photos: Draft
• Ready for marketing: Active
• Owner wants pause: Inactive
• Deal closed: Sold or Rented

Important: Only "Active" properties are synchronized with portals like Idealista and Fotocasa.

Bedrooms: Number of bedrooms (0 allowed for studios)

Bathrooms: Number of bathrooms/shower rooms (can contain decimals, e.g. 1.5)

Tips:

• Studio = 0 bedrooms (living/sleeping space combined)
• Toilet without shower/bath = 0.5 bathroom
• For commercial: only count office/work spaces as "rooms"

Different surface area types:

• Living area (m²): Usable surface inside
• Built area (m²): Total built surface (including walls)
• Plot area (m²): Total land surface
• Useful area (m²): Effectively usable

Which to fill in:

• Apartment: Living area (required)
• House with garden: Living area + Plot area
• Building land: Only Plot area
• Commercial: Useful area or Built area

Important: These values are used for AI matching and portal sync.
