Tip: For rental properties, always specify the frequency (monthly/yearly) for clarity.

Price types

Tesoro supports different price types for flexible pricing strategies:

  • Sale price: Sale price (default for sale properties)
  • Rental price: Rental price per month or year
  • Market price: Estimated market value (for internal tracking)
  • Offer price: Price for specific deal offers

These are automatically calculated and shown based on property type and status.

Multi-currency pricing

For international markets you can show prices in multiple currencies:

  • Set primary currency (e.g., EUR)
  • Add secondary currency (e.g., USD)
  • Tesoro shows both prices on portals and client portal

This history is visible in the property detail view under 'Price History' tab.

Price reduction tracking

When you lower a price, this is automatically marked:

  • Percentage reduction calculated
  • "Price reduced" badge on portal listings

Marketing tip: Price reductions are highlighted on Idealista and Fotocasa to generate more interest.

Time on market with price correlation

Tesoro's Dashboard shows time-on-market alerts linked to price history:

  • Properties > 90 days without price change = alert
  • Suggestion: "Consider price adjustment"
  • Comparison with similar properties (same type, location, size)

Use this data to proactively adjust price strategies.

Market valuation and pricing strategies

Market price estimation

Tesoro helps you estimate realistic market prices based on:

  • Comparable properties: Analysis of comparable sales
  • Location data: Average prices per m² in the area
  • Feature comparison: How features (pool, garage, etc.) affect price
  • Market trends: Rising or falling market in the region

Use the 'Suggest Market Price' feature in property detail for an estimate.

Tesoro automatically calculates price per m² for each property:

  • Sale price ÷ total area = €/m²

  • Dashboard widget shows portfolio average €/m²

  2. Click 'Batch Edit' → 'Update Prices'

    • Price per m² adjustment
  4. Add optional reason for audit trail
  5. Confirm and execute batch update

When you change a price in Tesoro, this is automatically synchronized to:

  • Idealista: Real-time price update via API

You can check the sync status in Settings → Portal Integration.

Price approval workflow (optional)
