Linking Properties to Projects

Learn how to add and link individual units (apartments, houses) to development projects for complete unit management.

A Project in Tesoro is the container, but Properties are the individual units you sell. This guide explains how to create Properties and link them to your development project.

Why link Properties?

  • Track availability per unit (Available, Reserved, Sold)
  • Individual pricing per unit (can vary per floor, view)
  • Separate deals per unit
  • Unit-specific details (floor number, parking spot, balcony size)
  • Buyers can select specific units in client portal

Two methods:

  • Method 1: Create new Properties - From scratch, link directly to project
  • Method 2: Link existing Properties - If you've already created units

Method 1: Create New Properties and Link

Step 1: Open the Project

  1. Go to Projects in sidebar
  2. Click on your project (e.g. "Sunset Gardens Valencia")
  3. Go to the Units tab
  4. Click + Add Units

You now see two options:

  • Quick Add: Multiple units at once (recommended)
  • Single Add: One unit at a time (for custom units)

Step 2: Quick Add - Bulk Create Units

Ideal for: Multiple identical or similar units (e.g. 30x Type B apartments)

Fill in:

  • Unit Type: Name (e.g. "Type B - 2BR Apartment")
  • Quantity: How many (e.g. 30)
  • Building/Phase: Optional (e.g. "Building A")
  • Floor Range: Floors 2-8 (Tesoro auto-generates unit numbers)
  • Base Price: Starting price (e.g. €250,000)
  • Price Variation:
    • None - All same price
    • Per Floor - Higher floors = higher price (e.g. +€5K per floor)
    • Custom - Fill in price per unit manually

Details that are shared:

  • Bedrooms: 2
  • Bathrooms: 1
  • Size: 75 m²
  • Features: Balcony, Open kitchen, Smart home ready

Click Generate Units

Result: Tesoro creates 30 Properties:

A-201, A-202, A-203... (Floor 2)
A-301, A-302, A-303... (Floor 3)
...
A-801, A-802, A-803... (Floor 8)

Each property is automatically linked to the project and has the same base characteristics.

Step 3: Customize Individual Units

After bulk creation you can customize specific units:

Why customize?

  • Corner units: Bigger balcony, extra window
  • Premium floors: Top floors with better view
  • Special features: Private rooftop terrace, extra parking
  • Price adjustments: Sea view = +€30K

How:

  1. Click on a unit in the list (e.g. "A-801")
  2. Edit details:
    • Update size: 75 m² → 82 m² (corner unit is bigger)
    • Add features: "Corner unit, panoramic sea view"
    • Adjust price: €250K → €285K
    • Upload unit-specific photos
  3. Click Save

Pro tip: You can bulk update units via CSV import if you have many customizations.

Method 2: Link Existing Properties

If you've already created Properties earlier (before you made the Project), you can still link them:

Step 1: Via Project

  1. Open your Project → Units tab
  2. Click Link Existing Properties
  3. Search and select the Properties that belong to this project
  4. Click Link Selected

Step 2: Via Property

You can also link from the Property:

  1. Open a Property (e.g. apartment A-301)
  2. In the detail screen, find Project field
  3. Select the project from dropdown
  4. Click Save

Bulk linking (for many units):

  1. Go to Properties in sidebar
  2. Filter on location/type that belong to your project
  3. Select multiple Properties (checkboxes)
  4. Click Bulk Actions → Link to Project
  5. Select your project
  6. Click Apply

Result: All selected Properties are now linked to the project.

Unit Management and Tracking

Unit Status Tracking:

Each unit has a status that automatically updates:

  • Available: Ready to sell, no active deal
  • Reserved: Deal in progress, niet yet sold
  • Sold: Deal won, contract signed
  • Delivered: Keys handed over to buyer
  • Wachtend: Temporarily unavailable (e.g. quality issues)

Project Dashboard View:

In the project dashboard you see real-time:

  • Total Units: 72
  • Available: 28 (39%)
  • Reserved: 15 (21%)
  • Sold: 29 (40%)
  • Sales Velocity: 3.2 units/month
  • Revenue: €7.8M / €18M target (43%)

Filtering Units:

Filter units by:

  • Status (show only Available units)
  • Type (only 2BR apartments)
  • Building/Phase (only Building A)
  • Floor (only floors 5-8)
  • Price range (€250K - €300K)

This makes it easy to help buyers find the perfect unit.

Frequently Asked Questions

chevron_right Can I unlink a unit from a project?
Yes, but only if there are no active deals for that unit. Open the Property → Edit → Remove project link. The Property remains but is no longer linked to the project.
chevron_right How many units can a project have?
There's no technical limit, but for performance we recommend splitting projects > 500 units into phases. E.g. a 1000-unit development becomes 2 projects: Phase 1 (500 units) and Phase 2 (500 units).
