Creating SMS templates:

Save time with reusable SMS templates:

1. Go to Settings → SMS Templates
2. Click + New Template
3. Fill in:
   • Template Name: Descriptive name (e.g., 'Viewing Confirmation')
   • Message: Template text with variables
   • Category: Viewing, Follow-up, Reminder, etc.
4. Use variables for personalization:
   • {{contact.firstName}} - First name
   • {{property.address}} - Property address
   • {{viewing.date}} - Viewing date
   • {{viewing.time}} - Viewing time
   • {{agent.name}} - Agent name
5. Click Save Template

Example template - Viewing Confirmation:

Hi {{contact.firstName}},

Your viewing at {{property.address}} is confirmed for {{viewing.date}} at {{viewing.time}}.

Automated SMS triggers:

Set up automatic SMS messages for events:

1. Go to Settings → Automations → SMS Triggers
2. Click + New Trigger
3. Configure trigger:
   • Event: E.g., 'Property viewing scheduled'
   • Delay: Immediately, or X hours/days after event
   • Template: Select SMS template
   • Condition: Optional filters (e.g., only leads with 'Hot' status)
4. Click Activate Trigger

Common automations:

• Viewing reminder: 24 hours before viewing
• New lead welcome: Immediately after lead registration
• Follow-up after viewing: 2 hours after viewing
• Price drop alert: On property price reduction
• Document reminder: 1 day before document deadline

SMS Analytics dashboard:

Monitor your SMS performance:

• Go to Reports → SMS Analytics
• View metrics:
  • Sent: Number of sent SMS
  • Delivered: Successfully delivered
  • Failed: Failed (invalid numbers, etc.)
  • Reply Rate: Percentage of replies
  • Opt-out Rate: Percentage of unsubscribes
  • Cost per SMS: Average cost
• Filter by period, template, agent, campaign

Cost monitoring:

Twilio SMS costs vary by country:

• Spain: approx. €0.08 per SMS
• Netherlands: approx. €0.09 per SMS
• International: €0.05-€0.15 per SMS

View costs in Settings → Integrations → Twilio → Billing.

Common issues:

SMS is niet delivered:

• Check if phone number is valid (including country code +34)
• Verify that contact hasn't opted out of SMS
• Check if Twilio account has sufficient credit
• View delivery error in SMS log

Replies don't come in to Tesoro:

• Verify that 'Two-way SMS' is enabled in settings
• Check if Twilio webhook URL is configured correctly
• In Twilio Console: Phone Numbers → [your number] → Messaging → Webhook URL must point to Tesoro

'Invalid phone number' error:

• Ensure number has correct format: +[country code][number]
• Example correct: +34612345678
• Example wrong: 0612345678 (no country code)
