Creating a development project in Tesoro is a 5-step process that takes 15-20 minutes. This guide walks you through each step with concrete examples.

What you need before starting:

  • Project name and developer information
  • Construction timeline (start + completion dates)
  • List of units (how many apartments/houses/etc.)
  • Marketing materials (optional: brochures, renders)
  • Pricing strategy (price per unit)

Tip: If you don't have complete info yet, you can still start and fill in later. You can always update the project.

Step-by-Step: Creating a Project

Step 1: Basic Project Information

  1. Go to Projects in the sidebar
  2. Click top right on + New Project
  3. Fill in the basic information:

Required fields:

  • Project Name: The official name (e.g. "Marina Bay Residences")
  • Developer: Name of the developer/builder
  • Location: Address or general area
  • Project Type:
    • Residential (Apartments, Townhouses, Villas)
    • Commercial (Offices, Retail)
    • Mixed-Use (Residential + Commercial)

Optional but recommended:

  • Architect: Name of the architecture firm
  • Description: Short pitch (2-3 sentences) about the project
  • Website: Project website URL (if exists)

Example:

Project Name: Sunset Gardens Valencia
Developer: Inmobiliaria Costa Azul SL
Location: Avenida del Puerto 45, Valencia
Project Type: Residential - Apartments
Architect: Studio García & Partners
Description: Modern 3-building residential complex with 72 units, Mediterranean design, rooftop pool and gym.

Step 2: Construction Timeline and Milestones

Timeline dates:

  • Construction Start Date: When did construction start (or will start)?
  • Expected Completion: When is delivery scheduled?
  • Sales Start Date: When do you start selling? (Can be before construction)

Example:

Construction Start: January 15, 2024
Expected Completion: June 30, 2025 (18 months)
Sales Start: November 1, 2023 (pre-sales 2 months before start)

Construction Milestones (optional but recommended):

Add key milestones you want to track and communicate to buyers:

  • Foundation Complete - 3 months (April 2024)
  • Structure Complete - 9 months (October 2024)
  • Windows & Doors Installed - 12 months (January 2025)
  • Interior Finishes - 15 months (April 2025)
  • Final Inspection & Handover - 18 months (June 2025)

Why milestones are important:

  • Buyers can see the project is on track
  • Automatic nietifications when milestones are reached
  • Progress updates in client portal
  • Marketing content ("Foundation complete!" social posts)

Step 3: Define Units

Now define how many units the project has and their types.

Option A: Quick Setup (recommended for start)

Simply fill in the total number of units:

Total Units: 72

You'll create the individual Properties later and link them to this project. This is faster if you just want to set up the project now.

Option B: Detailed Setup (if you have time now)

Define unit types and how many of each:

Tesoro will automatically create Properties for each unit type.

Phases (optional):

If you're releasing units in phases:

  • Phase 1: Building A - 24 units (Release Nov 2023)
  • Phase 2: Building B - 24 units (Release Mar 2024)
  • Phase 3: Building C - 24 units (Release Aug 2024)

Click Next to step 4.

Step 4: Marketing Materials and Amenities

Project Photos & Media:

Upload master materials that apply to the entire project:

  • Renders/CGI: Exterior renders, interior visualizations
  • Site Plans: Master plan, floor plans per unit type
  • Brochures: PDF brochures (max 10MB per file)
  • Videos: Walkthrough videos, drone footage

Tip: These materials automatically appear in client portal and can be used in property listings.

Shared Amenities & Features:

Fill in which amenities all buyers get:

  • Rooftop pool
  • Fitness center
  • 24/7 security
  • Underground parking (2 spaces per unit)
  • Electric car charging
  • Coworking spaces
  • Kids playground
  • Mediterranean gardens

Neighborhood & Location Highlights:

  • 5 min walk to Malvarrosa beach
  • Metro station 200m
  • Shopping center nearby
  • International schools within 2km

Step 5: Review and Launch

Review all information you've entered:

Type: Residential - Apartments
Location: Valencia, Spain
Units: 72 (24 x 1BR, 30 x 2BR, 12 x 2BR Deluxe, 6 x 3BR Penthouse)
Timeline: Jan 2024 - Jun 2025 (18 months)
Sales Start: Nov 2023
Amenities: Pool, Gym, Security, Parking, Gardens

Pre-launch checklist:

  • ✅ Basic info complete
  • ✅ Timeline set
  • ✅ Units defined
  • ✅ Marketing materials uploaded
  • ✅ Amenities listed

Status options:

  • Draft: Project niet visible, you can still work on setup
  • Active: Project is live, sales team can sell units
  • Wachtend: Temporarily stopped (e.g. construction delays)

Select Active when you're ready to start selling.

Click Create Project to finish!

What happens now?

  • Project becomes visible in Projects dashboard
  • You can now create and link Properties
  • Client portal is available for buyers
  • Marketing materials are ready for use

Yes! All project information can be changed later: timeline, units, amenities, marketing materials, etc. Go to Projects → [Your Project] → Edit.
chevron_right Do I have to create all units at once?
No. You can first create the project with just the total number of units, and add Properties later. This is useful for phase-based releases: create Phase 1 units now, Phase 2 later.
chevron_right What happens if construction is delayed?
Just update the Expected Completion date in project settings. Tesoro will automatically nietify buyers of the new timeline if you have that set up. You can also add a niete to explain the reason.
