Property pricing en valuation in Tesoro CRM

Basic price settings

Elke property heeft een primary price field met de volgende opties:

• Price amount: Het hoofdbedrag (bijvoorbeeld €350,000)
• Currency: EUR, USD, GBP of andere currencies
• Price frequency: One-time (verkoop) of monthly/yearly (huur)

Tip: Voor rental properties, specificeer altijd de frequency (monthly/yearly) voor duidelijkheid.

Price types

Tesoro ondersteunt verschillende price types voor flexibele pricing strategies:

• Sale price: Verkoopprijs (default voor sale properties)
• Rental price: Huurprijs per maand of jaar
• Market price: Geschatte marktwaarde (voor interne tracking)
• Offer price: Prijs bij specifieke deal offers

Deze worden automatisch berekend en getoond op basis van property type en status.

Multi-currency pricing

Voor internationale markets kun je prices in meerdere currencies tonen:

• Stel primary currency in (bijvoorbeeld EUR)
• Voeg secondary currency toe (bijvoorbeeld USD)
• Tesoro toont beide prices op portals en client portal

Let op: Currency conversie gebeurt at source - update handmatig bij grote wisselkoers wijzigingen.

Automatische price change tracking

Tesoro houdt automatisch elke price wijziging bij met complete audit trail:

• Old price: Vorige prijs
• New price: Nieuwe prijs
• Change date: Wanneer de wijziging plaatsvond
• Changed by: Welke user de wijziging deed
• Reason: Optionele reden voor price change

Deze history is zichtbaar in de property detail view onder 'Price History' tab.

Price reduction tracking

Wanneer je een price verlaagt, wordt dit automatisch gemarkeerd:

• Percentage reduction berekend
• "Price reduced" badge op portal listings
• nietification naar interested leads (optioneel)
• Dashboard alert voor grote reductions (> 10%)

Marketing tip: Price reductions worden highlighted op Idealista en Fotocasa om meer interesse te genereren.

Time on market met price correlation

Tesoro's Dashboard toont time-on-market alerts gekoppeld aan price history:

• Properties > 90 dagen zonder price change = alert
• Suggestion: "Consider price adjustment"
• Comparison met vergelijkbare properties (same type, location, size)

Gebruik deze data om proactief price strategies aan te passen.

Market price estimation

Tesoro helpt je om realistic market prices in te schatten op basis van:

• Comparable properties: Analyse van vergelijkbare verkopen
• Location data: Gemiddelde prijzen per m² in de buurt
• Feature comparison: Hoe features (pool, garage, etc.) de prijs beïnvloeden
• Market trends: Stijgende of dalende markt in de regio

Gebruik de 'Suggest Market Price' feature in property detail voor een estimate.

Price per m² tracking

Tesoro berekent automatisch price per m² voor elke property:

• Sale price ÷ total area = €/m²
• Vergelijk met area average voor pricing validation
• Dashboard widget toont portfolio average €/m²

Gebruik case: Snel zien of een property overpriced of underpriced is ten opzichte van vergelijkbare objecten.

Pricing strategies

Premium pricing (10% boven markt):

• Voor unique properties met high-end features
• Prime locations (beachfront, city center)
• Recent volledig gerenoveerd

Competitive pricing (markt gemiddelde):

• Standard properties in populaire areas
• Snelle verkoop gewenst
• Veel vergelijkbare properties in de buurt

Value pricing (5-10% onder markt):

• Properties die lang op markt staan
• Seller heeft urgentie
• Property needs minor renovations

Batch price adjustments

Voor efficient portfolio management kun je prices in bulk aanpassen:

1. Select multiple properties (checkbox in property list)
2. Click 'Batch Edit' → 'Update Prices'
3. Choose price adjustment method:
   • Set fixed amount (alle properties krijgen dezelfde prijs)
   • Percentage increase/decrease (bijvoorbeeld -5% voor alle properties)
   • Price per m² adjustment
4. Add optional reason voor audit trail
5. Confirm en execute batch update

Use case: Market correction - verlaag alle properties in een specifieke area met 3% vanwege market downturn.

Automatic portal sync

Wanneer je een price wijzigt in Tesoro, wordt dit automatisch gesynchroniseerd naar:

• Idealista: Real-time price update via API
• Fotocasa: Direct price sync binnen 5 minuten
• Custom portals: Via XML/JSON feed updates
• Client portal: Onmiddellijk zichtbaar voor buyers

Je kunt de sync status checken in Settings → Portal Integration.

Price approval workflow (optioneel)

Voor agencies met multiple agents kun je price approval instellen:

• Agent stelt new price voor
• Admin ontvangt nietification
• Admin approves/rejects price change
• Bij approval: automatische sync naar portals

Configureer dit in Settings → User Roles → Permissions.
